Items not classed as defects:
• Accidental or criminal damage to the property
• Lost keys
• Garden maintenance – please refer to the new lawn care and
maintenance document for advice.
• Minor decorative issues
• Shrinkage cracks to plasterwork - these are common in all new
build homes and only classed as a defect if a £1 coin can be
fitted in the gap.
• Mould and condensation caused by failure to adequately
ventilate the property - all new homes have high levels of
moisture and need additional ventilation for the first year until
they ‘dry out’.
• Any gifted items - such as shower curtains and sheds
Before the defect liability period expires, you will receive notification
of an end of defects inspection. This is the final opportunity to get
the builder to rectify any outstanding repairs to the property.
The inspection is attended by a representative from the builder and
from bdht who will record any genuine faults and arrange to get
these rectified.
